Follions Booking Terms & Conditions

These Booking Terms & Conditions apply to bookings made directly through the Follions website.
Follions is a privately owned holiday rental property in England and is operated by the owners of Follions.
By making a direct booking through the Follions website, you agree to these Terms & Conditions.
Bookings made through Airbnb, Vrbo, Booking.com or another third-party booking platform may also be subject to the terms and conditions of that platform. Where a booking is made through a third-party platform, the platform's booking and cancellation terms will apply to the extent that they govern that booking.
1. The Property
Follions is a holiday rental property situated on an active farm in England.
The property is intended for holiday and leisure accommodation.
Guests must not enter the farmer's buildings, working areas or other areas of the farm that are not part of the accommodation provided to guests.
The farm is an active working environment and guests should exercise appropriate care and follow any instructions or restrictions provided during their stay.
2. Making a Booking
The person making the booking must be at least 21 years old at the time the booking is made.
The person making the booking is responsible for ensuring that all members of their party comply with these Terms & Conditions.
A booking is confirmed when the booking has been accepted through the Follions website and the required payment has been received.
The person making the booking must provide accurate contact and booking information.
The accommodation may only be used by the guests identified in the booking, subject to the maximum occupancy provisions below.
3. Maximum Occupancy and Guests
The maximum overnight occupancy of Follions is 10 guests, based on the number of beds available at the property.
Babies are permitted in addition to the maximum number of guests.
One cot is provided at the property. Guests requiring additional cots may bring their own.
The total number of people staying at the property, excluding babies, must not exceed 10.
Additional overnight guests are not permitted without prior agreement from the owners.
The owners reserve the right to refuse accommodation or terminate a stay where the agreed occupancy limit is materially exceeded.
4. Minimum Stay
The normal minimum stay at Follions is two nights.
Different minimum-stay requirements or pricing arrangements may apply to particular dates, seasons or booking periods.
Where the booking system permits a stay shorter than the published minimum stay in exchange for an additional charge, the applicable price and booking conditions displayed at the time of booking will apply.
5. Check-in and Check-out
Check-in: from 16:00 on the day of arrival.
Check-out: by 10:00 on the day of departure.
Guests must vacate the property by the stated check-out time unless a later departure has been agreed with the owners in advance.
Additional charges may apply where a guest fails to vacate the property by the agreed check-out time and this causes additional costs or disruption.
6. Prices and Payment
The total price payable for a direct booking will be shown during the booking process.
For direct bookings through the Follions website, payment is collected in two instalments:
The booking confirmation and payment schedule displayed at the time of booking will take precedence where it differs from the standard schedule above.
Payments for direct bookings are processed through Stripe, using the payment functionality provided through the Follions website.
If a scheduled payment is not received, we may contact the person making the booking to arrange payment. If payment remains outstanding, we may cancel the booking subject to applicable law and the cancellation provisions below.
7. Cancellation by the Guest
The cancellation and refund terms applicable to a direct booking are those displayed through the Follions booking system at the time the booking is made.
Under the current cancellation policy, 100% of amounts paid are refundable when a booking is cancelled 28 days or more before arrival. A 50% refund applies to cancellations within the subsequent cancellation period, and no refund applies once the final cancellation period has expired.
The booking system will calculate the applicable refund based on the cancellation policy in force for the booking. The cancellation terms displayed at the time of booking therefore form part of the booking agreement.
Where a refund is due, it will normally be made using the original payment method.
The cancellation provisions above do not affect any rights that cannot lawfully be excluded or restricted.
Guests are encouraged to obtain appropriate travel insurance to cover cancellation and other circumstances affecting their stay.
8. Changes to a Booking
Requests to change dates, the number of guests or other booking details will be considered subject to availability and the terms applicable to the booking.
A requested change is not effective until confirmed by the owners.
Changing the dates of a booking may result in a change to the price or applicable booking conditions.
A reduction in the number of guests does not automatically entitle the guest to a reduction in the booking price.
9. Cancellation by the Owners
We will make reasonable efforts to ensure that a confirmed booking can proceed as agreed.
In exceptional circumstances, it may become necessary for us to cancel a booking, for example because of serious damage to the property, an unforeseen safety issue or circumstances outside our reasonable control.
Where we cancel a booking and cannot provide suitable alternative accommodation, we will refund payments made for the affected booking.
Nothing in these Terms & Conditions limits any rights you may have under applicable consumer law.
10. Pets
Pets are permitted at Follions subject to the conditions applicable to the booking.
A £75 pet fee per stay applies to bookings bringing pets and covers up to three dogs.
Guests must disclose that they are bringing pets when making their booking or as soon as reasonably practicable if the decision to bring a pet is made subsequently.
Pets must be appropriately supervised and must not cause nuisance, damage or unreasonable disturbance.
Guests are responsible for cleaning up after their pets and for any damage caused by them.
A maximum of three dogs applies unless otherwise agreed with the owners in advance.
The owners reserve the right to refuse a particular animal where there are reasonable grounds to believe that its presence would create a safety, welfare, property or nuisance issue.
11. Smoking and Vaping
Smoking and vaping are not permitted inside the property.
This includes cigarettes, cigars, pipes, electronic cigarettes and vaping devices.
Guests must not disable, cover or interfere with smoke alarms or other safety equipment.
Where smoking or vaping inside the property results in additional cleaning, damage or other reasonable costs, the guest may be responsible for those costs.
12. Parties, Events and Gatherings
Commercial events, parties or functions are not permitted at Follions.
Guests may enjoy normal celebrations such as birthdays or anniversaries during their stay, provided that everyone present is part of the booked party and the maximum occupancy is not exceeded.
No additional visitors may attend such celebrations without prior agreement from the owners.
The property must not be used for weddings, commercial events, large gatherings or similar functions without the prior written agreement of the owners.
Guests must ensure that celebrations do not cause unreasonable noise, disturbance or nuisance to neighbours, the owners, the farmer or other persons.
13. Visitors and Additional Guests
The booking is based on the number of guests declared at the time of booking.
Additional overnight guests are not permitted.
Visitors who are not part of the booked party should not attend the property without prior agreement from the owners.
The maximum occupancy restriction applies regardless of whether a person is staying overnight.
14. Parking
Parking is available for up to four vehicles.
Vehicles must be parked within the area immediately associated with the property, specifically on the gravelled parking area inside the five-bar wooden gate.
Guests must not park outside the property's walled area.
The land outside the walled area is owned by the farmer and is regularly used by farm vehicles and for agricultural operations. Parking in this area may obstruct farm operations and is therefore prohibited.
Guests are responsible for parking their vehicles safely and securely.
15. Care of the Property
Guests are expected to treat the property, furnishings, equipment and surrounding areas with reasonable care.
The property must be left in a reasonably clean and orderly condition at the end of the stay.
Guests must notify the owners as soon as reasonably practicable of any significant damage, breakage, loss or defect discovered during their stay.
Guests must not remove furniture, equipment, fixtures, fittings or other property belonging to Follions from the accommodation.
16. Damage and Additional Costs
No security deposit is normally taken for direct bookings.
Guests remain responsible for loss or damage caused by themselves or members of their party beyond reasonable wear and tear.
Where damage or loss occurs, the owners may seek reimbursement of the reasonable cost of repair, replacement or additional cleaning.
Where appropriate, we will provide reasonable details of the damage and the associated cost.
We will not seek to recover amounts that are disproportionate to the actual reasonable loss or cost incurred.
17. Fireplaces and Safety
Follions contains fireplaces.
Guests must use fireplaces only in accordance with any instructions provided at the property and must not use them in a manner that creates a fire or safety risk.
Guests must not interfere with smoke alarms, carbon monoxide alarms, fire extinguishers or other safety equipment.
Children must be appropriately supervised around fireplaces and other potential hazards.
18. Farm Environment and Safety
Follions is situated on an active farm.
Farm machinery, vehicles and agricultural operations may be present in the surrounding area.
Guests must remain within the areas provided for their use and must not enter farm buildings, machinery areas, agricultural work areas or other restricted areas.
Guests must follow reasonable safety instructions provided by the owners or farm operators.
Children must be supervised appropriately, particularly in outdoor areas and around farm operations.
19. Complaints and Problems During Your Stay
If a problem arises during your stay, please contact the owners as soon as reasonably possible.
We will make reasonable efforts to investigate and resolve genuine problems during the stay where this is reasonably practicable.
Guests should give us a reasonable opportunity to address an issue before arranging their own alternative services or accommodation, except where immediate action is reasonably necessary for safety or other urgent circumstances.
20. Personal Belongings
Guests are responsible for their own personal belongings and vehicles during their stay.
We recommend that guests do not leave valuable items unattended.
If an item is left behind, we will make reasonable efforts to assist with its recovery and return. The guest may be responsible for reasonable postage, packaging or other costs associated with returning the item.
21. Liability
We will take reasonable care in providing the accommodation and the services described at the time of booking.
Nothing in these Terms & Conditions excludes or limits liability where doing so would be unlawful.
We are not responsible for loss or damage to personal belongings, vehicles or other property belonging to guests except where we are legally responsible for that loss or damage.
Guests remain responsible for their own actions and those of members of their party.
22. Circumstances Beyond Our Reasonable Control
We will not be responsible for failure or delay in providing accommodation where this results from circumstances outside our reasonable control.
Such circumstances may include, for example, serious damage to the property, fire, flood, extreme weather, utility failure, restrictions imposed by public authorities, or other events that could not reasonably have been prevented.
Where such circumstances prevent the booking from proceeding, we will communicate with the guest as soon as reasonably practicable and will provide any refund required under applicable law.
23. Third-Party Booking Platforms
These Terms & Conditions apply specifically to bookings made directly through the Follions website.
Bookings made through Airbnb, Vrbo, Booking.com or another third-party platform are also subject to that platform's booking terms, cancellation policy and other applicable conditions.
Where a third-party platform's terms govern a particular aspect of the booking, those terms will apply to that aspect.
24. Privacy and Cookies
Information provided in connection with a booking or enquiry will be handled in accordance with our Privacy Policy.
The use of cookies and similar technologies on the Follions website is explained in our Cookie Policy.
25. Governing Law
These Terms & Conditions and any contract for accommodation at Follions are governed by the law of England and Wales.
Any dispute will be subject to the jurisdiction of the courts of England and Wales, subject to any mandatory rights a consumer may have under applicable law.
26. Changes to These Terms & Conditions
We may update these Terms & Conditions from time to time.
The Terms & Conditions applicable to a booking will be those made available to the guest at the time the booking is confirmed.
